When renting a property tenants will be liable for certain charges as follows...

  • The rent, utilities, TV license, communication services and council tax.
  • A reservation fee equivalent to one week's rent to reserve the property. On a successful application and with the payee's permission the reservation fee will be offset against the dilapidation deposit. This deposit can be forfeited should the tenant/s (or guarantor/s) withdraw from the tenancy, fail a right-to-rent check, provide false or misleading information, unreasonably delay responding to reasonable requests for information or fail to sign the tenancy agreement in the required time frame.
  • A tenancy deposit equivalent to 5 weeks rent where the annual rent is less than £50,000 or 6 weeks where the annual rent is in excess of £50,000
  • Changes to the tenancy agreement, when requested by the tenant, are charged at £50 (inc VAT) or reasonable costs incurred if higher.
  • Payments associated with early termination of the tenancy when requested by the tenant before they are permitted to do so. Capped at the landlords loss and/or the agents reasonably incurred costs.
  • A default fee for late payment of rent at 3% above BoE base rate if rent is more than 14 days overdue.
  • Fee for replacement of lost keys/security device.
